Hi folks,
Just moved to an area of 100K people, and working my first L/O deal. How can I quickly establish an idea of market rents, other than calling every rental in the paper to establish a baseline ( done that )? Just curious. Thanks!

Realtor.com website should give you a good idea too. You can find rentals on there.

You may get a few good ideas on rent rates from some local property managers. Give them a call tell them you may need services from them and ask about rents in the area you are interested in.

At least it will give you a general idea of what some of the rents are going for.
