This almost sounds like a telecom question.

It seems like your ads are working great. You want EVERYONE to call, qualified or not. It looks like your problem is the time spent answering the phone.

By having them call a dedicated answer line with ALL of the information you should be able to screen the wheat from the chaffe.

I specialize in doing rent to own low priced homes. I am generating a huge volume of calls from my adds. I just send them to voice mail (call notes). I really hate call notes because I just don’t have much time to leave very detailed messages for them.

I need to have a cheep way for them to call a pre-recorded message to explain the deal to them and other information so I don’t spend all my time talking to T/B wanta be’s.

I also post a sheet in window of the properties that explains the deal.

I find myself spending a lot of time on the phone with people who aren’t really capable of coming up with the deposit money.

How can I tap into those people with money? Any suggestions for enhansing the effectiveness of my marketing program?

Joe Kaiser’s L/O course has a technique called “Bingo-Bango-Bongo” that almost completely automates the process of selling on L/O.
