This depends on how your contract was written.
The name on deed does not affect the tax benefits he who pays gets the deductions just keep reciepts, cancelled checks, ect.

Not always. If it is a true Lease/Option, and she is just renting with an option to buy, the guy who owns it gets the deductions. If she can prove equitable interest, then she can take them. It’s not who pays (renters always pay one way or another). It’s who has “equitable” ownership.
