I think what you are asking is how to set rent rates ?
If that is the case start by checking rents in the area and compare your rental to those that are being advertised.
There is no way that I know of that rents can be the same or even close to the same to chart any thing other than areas of the same type in the same city and locals.
Rent will vary greatly depending on the house, it’s condition and so on.
For ex. a house next to a college and one next to a strip joint !!
