I use the one from the Texas Board of Realtors as my starting point because its the most comprehensive I have found. Any use outside TX needs to be adjusted for that state’s laws. I found that leases that do not have the citations are not very useful since those legal citations are part of validating the legality of the clauses. Also generic leases do not take advantage of local conditions.
