Tyler, I don’t buy a property if there isn’t enough equity in it in case I need to refinance. It is always wise to have at lease a few thousand $$$ saved up for emergencies sake. If I can’t come away from a deal with at least $300 to $400 positive cash flow I don’t buy!

Anyone concerned about the market. Vacancies are up, economy soft, market taking a bath, increasing amt. of first time home buyers. I’m holding back on purchasing only solid no-brainers. I think some old timers should continue to incourage newbies here, but stress the risks and cash flow needed not to mention reserves for down times. I’m seeing to many newbies with no money, minimal credit reserves (other than credit cards) buying income property that will make 100.00/month assuming no vacancies. Any thoughts out there?
