Is there a good source for rental surveys in Massachusetts towns? I’m looking for accurate vacancy rate and rental fee rates, preferrably on a town-by-town basis if not on a neighborhood-by-neighborhood basis.

I can’t seem to get useful info. All I get is realtors giving me anecdotal evidence like how they only took 2 weeks to get $1000/month rent, yadda yadda… I can’t make buying decisions based on this. What do other people do?
