to down zoning. If the structure can be used for commercial, such as house used as an office then you could be ok. If to use commercial you need to tear down then the value is the land only and the building is an imediment. It can be trick but also lucrative. A hot market would help.

Can anyone give me a creative solution to residential properties that have been re-zoned for commercial usage. I located a few houses for sale by a local realtor with this problem. The houses will not sale in a hot market and I think it presents a unique opportunity. Thanks

Does anyone here have experience moving houses? I have not done it, but seen it done several times in person and on TV. If you could buy an inexpensive lot for the residence and move the house to it…You could now sell the residence for a nice profit, and sell the newly vacated commercial lot or develop as you wish. Never done it, just trying to think outside the box.
