Not always. Depends on the market and what you think it will do at the end of the lease. You need to get the crystal ball out.

How does one calculate a figure representing the residual value in a NNN lease at the beginning of the lease. Do you always assume the property will go “as dark” or do you sometimes calculate an increase in value (presumably because of the location of the NNN property)?
