Well, if I were doing a land deal with an experienced developer, I would be expecting a 25%-30% IRR. Whether or not you could find an investor out there who would accept less is not really something I could answer because I have never looked for such a person.
Time period would mainly depend, of course, on the size of the deal and the amount of time required to take down all the developed lots.
