To convert a SFR into a rooming facility, does the property have to be zoned for commercial use or what does the zoning need to be? Anyone with experience in rooming houses please advise.

Permitted uses under the zoning ordinance are different from one locality to another. There is no national zoning.

You will have to check the ordinance for the jurisdiction where the property is located. Check the existing zoning, then the list of permitted uses. If the rooming house isn’t permitted in that district, then ask what district does allow for the use.

If a zoning change is needed, then you should ask if such a change would be found in compliance with the locality’s comprehensive plan. If not, then it is unlikely the change will be approved.
