I’d have to agree with you on the value of the house and current market prices.

Larry,
The great thing about auctions is people can sometimes get ‘too’ involved into bidding and get the ‘mee too’ syndrome. Usually* sells for more, but not a bunch.

Because it’s at auction, people think they are getting a better deal because the realtor isn’t involved - they’re willing to make a better offer.

Good morning! I have two homes under contract and need to close quicly. Has anybody done the “round robin auction” and if so, does it work? Has anybody ever used George Cappony’s system, is it worth it? What proven ideas can you give me to get the homes filled quickly in a buyers market? Thank you in advance for your help! I’ve attended a few of these auctions. A lady here started at 246,000 and sold for $519,000, but our marketing is not declining. I’ve been wondering myself about declining markets.

It seems to me that the home would sell for exactly the current market value. If that value is less than you can accept, you don’t have to sell.
