I live in a house that is in my sisters name. The house is mine to do what I want with. I would like to sell it. I have been living in and paying all the bills for 3 1/2 years. What laws apply here and are there any tax exemptions for me and my wife? remember the house is in my sisters name.

Your sister owns the house. Only she can sell it.

Short of any written agreement otherwise, if you are nice to her and she agrees that it is really your house, have her Deed the house to you.

You are a renter otherwise. Best of luck.
