If you transfer the title to the MH to the buyer when you get the down payment and carry the contract, sales tax is due. Since this could be $500, $600, or more, is that a deal killer? Or do you not transfer title until paid in full?

The state sales tax is paid by the buyer And you can only collect it in this state if you are a licensed dealer - otherwise they should go down and pay it themselves.

I assume you mean the state sales tax. That?s paid by your buyer at the time of sale, when title is transferred. I don?t hold open title, (and I don?t recommend you do, either) it?s changed into my buyers name at time of sale.)

The tax on your profit from the sale of the home is filed and paid when you file your yearly income taxes.

In WA, I checked with my county treasurer:

1.78% excise tax is due, if the MH will not be moved; sales tax at the current rate (~ 8.5%(?)) if the MH will be moved. Also title transfer fee each way; I think $20.

What part of WA are you in? I am in Jacque’s neighborhood.
