1)escrow the deed
2)record a perfomance mortgage so they cant encumber the property
3)active finder a lender for your tenant/buyer from day 1
4)Dont know what “risks” you refer to. I do these about every 3 weeks. easy, painless, smooth. I love em. Love even better people that are scared of em (and Sub2’s) more deals for me. Hope this helps, Mike

Just trying to get a feel for how many Sandwich L/O investors are actively working deals. It seems that risk may outweigh the reward. With the original owner still having the title, how do you keep future liens being placed on the property? It also appears title seasoning may be an issue when the T/B exercises his option.

I understand a strategy is required (do you suggest a particular course?). I assume you are successful and your rewards outweigh the risk. Thanks for the response.
