Find a MOTIVATED seller (not usually through realtors) adn you’ll be better off, would be my suggestion. Reads the posts here and articles on finding MOTIVATED sellers.

Hi Everyone,

Striking out with properties in our price range to buy with standard offers (5-10% lower than asking).

Could anyone that has had good luck with buying more than they can afford, getting the seller and his broker to agree on a take-back second for the rest of what you can’t, and living in the property within budget share some of your experience and advice?

We really want out of our apartment, have three kids, and count every penny to make ends meet.
