When renting you can have your pick of tenants if the rent is low
enough. Hence the price is too high for the area is one way to look at
this.
Did you check to see what the Section 8 rents would be if you went
with the local program? How does that compare to what you are
asking?

I was wondering if anyone has had experience with Section 8 in Indianapolis.
I purchased, inexpensively. a large duplex, 4 bedrooms to a side, completely renovated, central air, new kitchen with dishwasher, garage, etc, etc. It is rented at $750 a side but one tenant is moving out.
The house is large and beautifully done but in a transitional neighborhood and I’m having trouble renting. I’ve advertised everywhere I can think of and have a sign outside.
I thought Section 8 might be a possibility. Does anyone have any advice?
