To date I’ve bought FSBO homes “sub-2” and resold on lease purchase (and done well IMHO). But recently I put out a couple offers on MLS listed homes and it looks like I’m going to pick one up(needs carpet, paint, minor repairs, I’m a former painter/carpenter so most minor repairs I can do myself). My purchase price is about 65% of ARV according to my comps. Feeling a little more emboldened with this fact, I expect I’ll be putting more offers to see if I can pick up more homes at 55-65%, no higher than 70% of value. Maybe flip a couple and keep a couple. My credits not too bad but I don’t have a verifiable income. What might be my best route to finding an equity based lender (preferrably in my area S. of Atlanta)? Are they REALLY out there waiting to be found? I’m in a small town outside Atlanta, should I try a (private investor wanted) ad in my local paper maybe? Or put an ad in the “big time” Atlanta Journal Constitution? Or is there a better way? Any help appreciated.
