Without knowing where you’re from, I can tell you that in many areas properties of this size are more frequently sold OUTSIDE of the MLS.

While the MLS can be a useful tool in the marketing of residential homes and small income properties…a good general rule is that the larger the income property the more apt it is to be listed by someone like Marcus Millichap etc…who to my knowledge are almost never in the MLS.

Take a look around your area…find out who is selling the income properties. Perhaps you’ll find that it isn’t someone in the MLS.

I am about to list my first income property. It consists of nine units and is owned free & clear. Any suggestions on maximizing its value and getting the most from the MLS listing/agent? Your help is much appreciated!
