Any particular reason why you don’t want to sell partials? As a MH buyer I would be much more likely to buy a partial than the whole thing. You should also be prepared to pass on some or all of the phenomenal yield that you’re getting on these notes to the buyer.

To find note buyers I suggest calling we buy houses ads and attending your local real estate investment clubs. Friends and family may also be interested in high yield notes.

I have done 8 Lonnie deals, all in the same park, all with decent buyers. I was thinking of selling the notes, preferably all 8 and the whole note, not a partial, if possible. I have no idea how to find a note buyer, although I have read some posts before. MHP is in Tempe, AZ (suburb of Phoenix). Any info or advice would be greatly appreciated.

I would sell through a mortgage broker, or newspaper ads. —Question, when you financed your buyers, did you use a standard mortgage along with the note, the same as you would with a regular non-mobile home deal?
