I would start marketing your property for sale by owner. Pay to get put on the MLS and Loopnet.com, ect. And take the first contract that comes through your door. I may have some interested parties if you shoot me an email with more details.

My cousin is trying to help me sell a piece of property. I have some negative cash flow and need to get out. He is a very saavy real estate investor and he told me to take massive action.

One of the things he told me to do was to send letters of intent to potential buyers. When I e-mailed him to try to get him to explain that the buyers are the ones who send the letters of intent he said " you are the hunter, not the hunted."

As sellers have any of you sent the letters of intent and what do you think he means.

That makes a lot of sense.He is acting effectively to get your property sold quickly. Doing opposite of everyone else, works.

My guess is a sales oriented prospectus. I sometimes receive them unsolicited.
