From reading the archives and such , I learned that you can avoid SEP taxes by starting a corp. or an LLC when flipping properties. Can you avoid the SEP tax if you are working a full
time (or part time job?). Also ,what does LLC stand for?

An S-corp, C-corp or Limited Partnreship can help reduce SEP taxes on flips…an LLC probably will not. The best entity for you depends upon the details of your personal situation.

Will a foundation eliminate all tax on flips?
