It looks like in order to fill vacant spaces I will have to buy repos and move
them into my community in Ohio. There seems to be enough interest among
the current residents who want new homes and from their friends who are
interested in the low down/seller financing aspect. The local mobile home
dealers all seem to be more talk than action when it comes to referring
buyers of the used homes on their lots.
What I could use help on is info on setting up a single-person LLC in this
state. Has anyone done this? Is it something I can do on my own from a
distance (CA) or do I need an attorney? Can you recomment an attorney
anywhere in the state that’s any good? The ones in my (rural) area have not
been too impressive.

Two of the top RE lawyers that understand this business are in Ohio. Pat Tarr (National RE speaker on how to set up your RE business to protect your assets) is out of Akron and John Hyer is a Tax Attourney out of Columbus who wrote the book about his K.I.S.S. method of RE investing.
Both can easily handle a LLC.
