When you get your crystal ball dusted off enough to predict the appreciation rate for an area…let me know.

Until then, in my career I have seen properties appreciate at 20%, do nothing at all for 10 years, and go down 30%.

I would find any number that you might choose for appreciation to just be a parlor trick. Good luck with it though.

Hi, folks.

You people are absolutely awesome. You inspire me, make me jealous, and very curious.

What I wonder is this: Is my estimate of 5% appreciation per year a legitimate estimate for my own house? It’s located in a very good area (rapidly developing 'burb).

Any thoughts would be appreciated.

Each area is unique. The library(call the reference desk) or past issues of your Sunday paper with the Real Estate section should have appreciation info. See if your local paper is online. A local realtor can also be helpful.

www.octitle.com and www.homepricecheck.com will give you an idea of sales in your area.
