Simply because the mortgage may have been foreclosed doesn’t mean that you’re facing a potential short sale.
It’s possible, but not a certainty.

Generally speaking, if the Sale of the home is managed professionally (properly priced, properly exposed to the market, prequalified buyers etc.) then there are few reasons why you could not sell before the bank takes title… and your chance to act responsibly

yes, do your homework. Call your mortgage company and ask them. They want their money so they’ll give you some advice. Then call a good realtor in your area and ask them to help.
