Thanks Larry. I’m just trying to avoid an area that is too full of competition and I thought that by going after properties with 100% financing I might avoid the crowd.

I am new to the business and am interested in short sales. I’m hoping I can get opinions from experienced investors (possibly from Southern California) who might comment on my question.

I think short sales might be an exciting and lucrative area. I’m looking at a program by Jeff Kaller, where you find properties that are 100% financed with high seconds. He teaches you how to put together a package for the Loss Mitigator at the bank to sell your case that the mortgage payoff should be decreased. The property, of course, has to fit certain criteria.

Does anyone know Mr. Kallers work? Is the basic theory sound? Will it work in So Cal?

If you are new to the business Short Sales are not for you. They can be very complex and require alot of time on your part. Why not try flipping a couple properties first?
