Hi everyone
I want to have the tenant/buyer for a lease/option locate the property that they want to live in and then I will step in and negotiate for the purchase of the property.
Should I tell the tenant/buyer that they will only be able to get properties that the owners will sell for 85% (or less) of FMV (I can get a loan at 7% interest up to 95% of LTV, in addition to any option consideration from the tenant/buyer)?
I want to avoid the situation where I may get a property for 85% (or less) FMV and then not be able to lease/option it to someone.
Is this a good/bad idea? Why? Advice would be appreciated.
