You have to control every aspect of the deal including where your buyer obtains their financing. There are still many lending institutions that have no seasoning. It takes work and effort to locate these.

i believe that most lenders and closing companies frowns on the simultaneous close and buyer assignment these days…they want to see some seasoning in there,which presents one with a new set of challenges i.e having to pay closing costs and having to hang on to the property for minimum 12 months
how do the rehabbers and flip experts get around this one
