If you are the buyer, Dennis suggests:
“Seller will bear all costs for proper preparation of soil of building site, per local building codes”.
How’s that?
We hope you are buying not selling!

Soil Test Contingency - Posted by Clint Votruba

I’m looking for ANY specific and standard language for a situation where
the seller of a lot agrees to pay for so much of the
cost of excavating of a lot for building after it has
been sold to the buyer.
My situation:
Soil test show some water bearing soil and it is possible that more soil will have to be dug out and replaced with limestone for a solid footing.
I NEED LANGUAGE
stating seller will pay for any cost to the additional
work and material needed to replace bad soil.
