If your tenant or buyer defaults on the lot rent, the manager is going to look at you for payment. I perfer to have the tenant pay me for both. This also gives me a chance to negotiate with the manager for a rental discount, perhaps if paid quarterly. A nice little way to maintain control and make a few extra bucks.

I had a question. I am currently trying to sell my first MH. I found a buyer and they want to give me one check for the mobile home payment combined with the Lot rental. I would then pay the PM. Does anyone see a potential problem with this?

I also wanted to know what happens if a tenant pays the mobile home payment and defaults on the lot rent. What usually happens and how do you MH experts handle it?
