Once you acquire a property, how practical and how much can one investor create a system(s) in place that it won’t be a job for you(no self-managed)?

I understand that hiring a property management co. is one way. Are there good books or resources?

I am wondering if someone has good priliminary valuation spreadsheets to do quick evaluations for apartments and MHP. I can probably create ones but don’t want to reinvent the wheel.

I got the Landlord cash flow analyzer from www.landlordsoftware.com a few months ago. Seems to work good at a fair price. They also have some management software as well.
