Leave your email address and I will emial what I use for multi-family properties. It is a prety elaborate spreadsheet, but if you are familiar with excel you can sort through the formulas without much difficulty.

I have been beating my head against the wall when I am evaluating Multi-family properties. The problem is getting to an accurate NOI and then arriving at a price via a Cap Rate. Most sellers, realtors and appraisers do not include management, maintenance, replacement reserves, advertising, licenses, lawn maintenance, snow removal, etc., just basic utility expenses. I have been figuring maintenance at $50.00 per unit/per month and replacement reserves at $100.00 per unit/per year. I sure would appreciate your help on evaluating multi-family properties. Could you part with a copy of your spreadsheet? I am sure I could put it to good use.
