My answerig service takes a full application from all callers. The only way that my prospects can find out anything about my properties is to fill out an application. My applicants who are already in the system get first shot at my homes. I do qualify everyone regardless of credit. Their income determines how much I will let them buy, and down payment goes up as credit goes down.

We spoke in Atlanta about the way in which you handle calls from potentail tentant/buyers for your L/O properties. You mentioned you use an answering service and have them get info for you. Just curious what questions you use to prequalify people and then I believe you said that you follow up with these people with terms for each individual based upon credit, etc.

If you would be so kind to give me a detailed run down on your system I would appreciate it. I currently have two properties on the market and am spending way to much time talking to people who are not really interested.

Your system seemed to really work.

Any help would be appreciated.
