I am setting up my goals for cold calls, visits, etc. and I wanted to ask some more experienced investors out there the following:

How many cold calls do you make per week?
How many “motivated sellers” do you find per week (sellers worthy enough of a visit) via cold calls, etc.?
and
How many houses do you visit after contacting or being contacted by a motivated seller, per week?

I do my goals a different way. And I don’t make cold calls to anyone.

  1. Search the MLS every evening.

  2. Look over the HUD/VA list as soon as the new one gets posted. HUDs every Friday, VAs every 3rd Friday.

  3. Put out at least 10 “bandit” roadside signs per week.

  4. Knock on 10 doors of people in foreclosure every other week.

  5. Run ads in 3 Thrifty-Nickel-type newspapers all the time.

By just doing those simple goals consistently every single day/week/month. I have literally more properties coming at me than one person can handle (we’re talking 2 to 5 at any giving time that are under contract / being rennovated / etc.) I probably reject about two-thirds of the sellers that call me because they either aren’t motivated or there just isn’t a deal.

Make your goals pro-active and not re-active. You can’t control how many sellers will call you and thus how many of those that you visit. You can control what actions you take to have them find you or the actions for you to hunt them down.

Just my thoughts. It keeps me busy.

how can you look at the MLS for expired property if your not an agent.

whats a good place to get hud va list?

For MLS expireds either become an agent or become friendly with one.

For HUD’s goto www.hud.gov. For VA’s goto www.vahomes.org.
