We establish leases on all tenants that are in place when we buy a property. If she plans on staying it won’t matter. Just tell her it is your policy to do so. Most expect it when new owners take over. You did not mention any rent increase so if you ask her to sign on for the same rent she will probally kiss you.

I am buying a duplex that has one tenant that has lived there on a month to month for 2 years. I see no signs that she is planning on moving out but was wondering if I should try to get her to sign a year’s lease. I intially see a few different approaches.

  1. Leave everything as it is. She obviously is content with the current system.

  2. Try and force her into signing an agreement.

  3. Give her some type of incentive to sign an agreement. For instance I plan to poor a patio on her side and I could over this as part of the agreement.

What are you guys thoughts on this and how should I approach this situation. Thank ahead for all of your help.
