Luis,

Visit Bill Gatten’s site at landtrust.net. The PACTrust is a good technique for a seller’s market.

Techniques for a sellers market? - Posted by Luis

Is there a course or a book that focuses on CRE in a sellers market? I live in an area where the houses are 175K plus and are commonly sold over the asking price. I have made a few offers that have been laughed at. That doesn’t bother me at all but what does bother me is that I think that perhaps my strategy is not well suited for the market I am near. I know I may have to work harder in this market but I need some well defined techniques that will work in this SELLERS market.

Thanks!

There’s been lots of discussion on that in the last couple of months here, but unfortunately the archives aren’t up dated to that point. Marty’s suggestion is good. But try the archives too any way.

The other point to focus on, is that you don’t want to find houses or sellers, you want MOTIVATED owners. Those are available in sellers markets too, just not as many of them. That is where your focus should be.
