There are lots of sites. I use www.mrlandlord.com. However, you don’t always want the cheapest check. Sometimes (e.g., Orange County CA), the local landlord associations offer a really thorough check. With rents so high there, I’d go w/the better, albeit more expensive, report. I charge tenants for their basic reports, but if I have doubts, I pay the extra to get more info, just to protect my own interests.
