I would have a sit down. Let the tenets know what is going on, what has to be done. Then sit and let them talk. You may be surprised at what they are willing to do for you. They may be planning a vacation that you can work around. Let them make the first offer and work from there. Be honest. I have done a few repairs and termite treatments and tenets have vacated for a few days. Most of the time I discount rent for them or help them out. Good Luck

I have a situation on a rental property I have not encountered before. It’s a wood frame home, and has termites. It needs to be tented. We have a guarantee on the house for that, so no big deal there. But my question is, what are my legal & ethical obligations to the tenants? Am I supposed to put them up while the house is being tented? Pro-rate the rent for that month? Any experienced input appreciated.
