I OWN A 7 UNIT APARTMENT BUILDING WITH TWO COMMERCIAL BUSINESSES ON THE GROUND FLOOR. I HAVE AN EXCELLENT SUPERINTENDANT WHO COLLECTS MY RENT AND KEEPS THE BUILDING VERY CLEAN. THE PROBLEM IS THAT ONE OF THE BUSINESSES SAY THE SUPERINTENDANT IS INTERFERING WITH THE BUSINESS (NOT MINDING HIS OWN BUSINESS) HOW CAN I DEAL WITH THIS SITUATION WITHOUT MAKING THE SUPERINTENDANT GET ME ON HIS BAD SIDE. OR SHOULD I JUST AVOID EVERYTHING AND LET THEM STRAIGHTEN OUT THEIR DIFFERENCES. I DON’T WANT TO LOSE EITHER TENNANT AS THEY ARE BOTH GOOD TO ME.

Steve,
Congratulations on having a good manager for your property! The’re hard to find. But YOU are the manager of the manager. He must like his position, so you can assume he doesn’t want to lose it any more than you want to loose your tenant. Explain that tenants pay the bills, including management costs and that he is responsible for the physical condition, but not the opperation of the tenant areas.
