There has never been a chance to settle an agreement as by the time the 7th & last share was sold the TIC was gone.
Property rates are paid to the local council each year.

We live in Australia and have shares in a large property as Tennants in Common.One shareholder has not been seen or heard of for many years and we have been unable to find her. Her share of the rates is being covered by other shareholders. Also a couple of shareholders are behind in their rates and one is unwilling to pay his. What can we do in this situation.Thank you for any help. Julie

What are “rates” you mention? Taxes?

Probably you should talk to your Solicitor about this to learn what your rights are should you never find the missing TIC, or they never contribute.
