After reading Jackie’s How To article, I think you
might want to ask will they buy with all cash or
special financing. I found 3 investors with the same
questions that you are asking. I’m sort of in the same
boat, but I have 3 investors, and hopefully a
motivated seller who will put an contract on his
property with me. Now I have to get a contract. Any
ideals?

What things do I need to ask them? I am starting a check list.

Name
Phone
Price Range
% of market value they are willing to pay
how fast can they close

What else?

Hi John -

Ask them what (geographical) area they are buying houses in? Some will only work in certain areas.
If they are experienced investors (some are brokers as well) they will give you lots of good advice too.

Investors can be contacted by just calling the I BUY HOUSES ads. That’s what I did and I came up with a good one with unlimited funds from private investors. Says he can close in less than a week.

Now if I can locate the right deals - 50 to 60% of FMV - I can try getting a contract knowing that I have a cash buyer waiting in the wings that can do a fast close.

I mentioned that I expected to average $3000 per deal (more or less depending on the deal) and he agreed. I will let you know when I find that first deal.
