It took reading your post twice to understand it, but you are right–when folks are too nice, watch out. I’ve got one now & I find him very scary. He tries to smooth everything over, oh, no problem. I made him get TWO co-signers just to rent, & I fear he is going to be one of those “tar baby tenants” (if you dare touch them, you’ll never be able to shake them off). I took him when things were very slow. Fortunately, I have a good waiting list so can be more picky next time.

I think the guy’s a zen master… we’re sitting around drinking a beer, laughing about deals gone wrong and he says, “Rapists are charming.” This is true wisdom! Look at the deals that go bad- the people were agreeable to any price, signed every contract, had a few issues (but they weren’t at fault…), and were very appreciative of the opportunity you were giving them. Then they raped the property.
We’ve only had a few of these go wrong, but what a headache. So, especially the newbies, listen to Ray!
