The section in an HP Business calculator book has several detailed examples of how to figure tvm. When it comes to using these , substitute equal cash flows in place of varying cash flows, and use a balloon for the final payment.

I am a newbie to RE, but I have been trying to gain an understanding of the note business.

I am having trouble grasping the time value of money. How paying things off early is bad or how i can offer a set amount for a note that seems to high.

Is there a certain post or article that explains this good? I have tried the archives but I am not getting very far.

hi,
there is articles about time value of money in the cash flow forum. just go to “Cash Flow Forum” and then go to “Cash flow articles.” at the bottom there are two articles titled “crash course in discounted notes.” if you are looking for a book about it, i hear “calculator power” by jon richards is excellent. the book is available in the books and courses page. i just put in an order for that book =)
