As a broker/loan officer I order it, but you are responsible. I always get 3rd party fees up front if it is lender required, like the survey, pest, inspection and appraisal up front that way there is no issue with collecting later. The title work, if it is an attorney that used regularly, then usally (even an agent) we have an agreement that they dont’ charge if it doesn’t close, but that also means we bring him a lot of business. If it’s an attoreny that is not used often he’ll want his fee. Some attorney’s will hire a extractor to do title work they get paid regarless and the attorney will pass this cost to you.

Ask up front if it doesn’t close what you have to pay and get it in writing.

Does the realtor initiate the order in the buyer’s name
and buyer pays for it at closing?

If the deal falls through, who pays for title work and survey?
