Geroge, look into your community’s Smart Growth Implementation Office’s programs. It maybe under the Community & Economic Development agency. As part of the Smart Growth Initiatives in Maryland, we have an investor program called Brownfields. It is administered through the Maryland Department of the Environment and the Office of Business and Economic Development. It has been a very successful cleanup incentive and past-sins responsibility forgiveness program in the industrial areas of Baltimore’s inner harbor. One particular site is the American Can Company site. It is now an architectural keystone to the neighborhood. The Can Company’s several buildings house boutiques and a professional office park across from a mixed luxury housing waterfront community. I drive past it every day and I just ordered a copy of a rehabbing book at the Bibilot Books store there! Come see Baltimore’s Canton and Fell’s Point, y’all!

Would you bid on a foreclosed industrial building (no site inspection possible, likely abandoned so time)?
