Wellllll, I needed a cash flow stream to replace a cash payoff. Without at least a decent cash flow return from some source, it would be hard to fulfill my obligations to investors, for the remainder of the cashed out note.
So, therefore, the hurry.

Finally found one of those truly miotivated sellers.
Divorced 1 year ago…moving to Mom’s in Texas by Tuesday…no matter what.
She had several callers, but none showed up and her ad just started today.
5 calls came in while I was there.
I bought a home that is worth 4k cash, or 6k financed for $1,800.00. I was a little worried that if I waited for her to come down more I would have been a hog that got slaughtered so I bought.(Some of those other calls were investors)

I needed a good return on a cash flow because I had another note “cashed out”. I would have had a little trouble meeting obligations to investors if I didn’t get something going.
So, therefore, the hurry.
