Have the seller place his property into a land trust naming you as the beneficiary (and perhaps the trustee, although its best to leave the seller as trustee if there is to be an Escrow).

If you want to flip or assign, you then silently replace yourself as beneficiary with your assignee (your buyer) who can then take his/her time in arrranging for financing to acquire the property from the trustee for the trust.
