what percentage of the sale of a home, sold the traditional way, are closing costs and other fees that are involved? i’m planning to ask the seller to absorb all closing costs in our transaction as we, as the leasee who’ve been here for 4 yrs, have tremendously beautified the yard at our own expense. also, how do i request cash back at closing, via our offer, for necessary repairs like moving an obstructed electrical panel and water damaged deck and garage? thanks so much

Costs vary, but consider about 8 - 9 % for closing, atty’s, transfer, taxes, etc.

As far as the work is concerned, consider getting an estimate for removal or whatever, and give the owner the option of having it done at his expense Vs. reduction in sale price. It’s all negotiable, and if seller covers costs, you could balance that against work required that you and brother-in-law (heehee) could do on a nice Saturday.
