I am building a 12,000 Sq Ft Commercial Building which will house three tenants. I am working on the leases.

I have agreements for the first five years with each tenant. My question is, is there a typical annual percentage increase in rents.

Any information would be appreciated.

Here is what I am doing in Seattle:

700 725 25.00

These units are 1Bd, 2BD and 3BD. Seattle inflation was about 3+ % in 2005. First time buyer homes are still out of reach for many, so able to keep pressing the rents. Additionally, we fixed these 1987 buildings up significantly improving exteriors/interiors and street appeal.
