I found a very unhappy investor with an undivided 1/2 interest in a lot and mobile home. The home is trashed, which is part of the motivation, and the only potential value is in the land. The land has a real cash value of $12-15,000.
I have a three month option to purchase the investors 1/2 interest for $2,500. I have talked to the other side and am getting the old “I want $7,500 line”.
One option I see is to have a self directed IRA exercise the option and wait for the other owner to change his mind or die
Does anyone have any suggestions for increasing the other sides motivation to sell? He is a retired realtor who has obviously been around the block a few times.
Any ideas welcome.

The other owner is a “realtor who has obviously been around the block a few times”, and wants to hold. He may know something your seller does not. If you want the property, buy 1/2 and see what happens. The land isn’t going anywhere.
